Full Scope Residential Inspections are a standard home inspection where all accessible systems and components attached to the property, are inspected.
Systems to be inspected include: Roof, Exterior, Exterior Features, Attached Garages, Interior, Structural (Crawlspace/Attic), Plumbing, Electrical, HVAC, Solid Fuel Burning Appliances, Insulation/Ventilation, Built-in Appliances.
Property types: Single Family, Townhouse, Semi-Detached, Modular/Mobile, and Duplex(Multi-unit Surcharge)
Note: Builder’s Warranty/11th Month inspections are the only inspections that include the reporting of cosmetic defects to ensure the client has a full punch list to submit to the builder.
Note: If the inspection of a Condo Townhouse is to include all exterior components and structural systems; it should be scheduled as a full scope residential inspection.
Condominium Unit Inspections are the inspection of an individual unit and any accessible system or component within an individual condo unit.
Systems to be inspected include: Interior, Plumbing, Electric, HVAC, Solid Fuel Burning Appliances, Balcony(Limited), and Built-in Appliances.
Condo Types: Traditional, Studio, Loft, Multi-Level. Duplexes may fall under this category if only the interior of an individual unit is to be inspected(Multi-Unit Surcharge).
Note: Builder’s Warranty/11th Month inspections are the only inspections that include the reporting of cosmetic defects to ensure the client has a full punch list to submit to the builder.
Note: if a Condo Townhouse is scheduled as a Condominium Unit Inspection; any system, exterior component, or structural system, located beyond the interior of the property, will NOT be inspected.
Limited Scope Inspections are the inspection of a specific system, or when the inspectors time for consultation purposes, is requested.
Crawlspace Only or Crawlspace & Attic Only inspections are limited in scope and focus on the structural system. Components of various systems commonly found in these areas may be observed and reported on. Because the inspection is limited in scope, a full inspection of any system beyond the crawlspace or attic will NOT be inspected. Common components found in Crawlspaces and Attics may include: insulation and vapor barriers, electrical, plumbing, or hvac.
Walk & Talks may be beneficial for a client who is considering submitting an offer on a property. The inspector will meet the client and walk the prospective property with them for 1 hour. Additional time with the inspector, especially for larger properties, will incur a fee. For Walk & Talks, none of the systems are opened or operated, and a report is not provided.
Samples can only be taken during inspections that occur Sunday-Thursday due to lab submission requirements.
Well Water can be sampled for testing as an add-on service. The inspector will take samples during the scheduled inspection, meticulously preserve the samples, and deliver them immediately after the inspection, to a partnered, certified local laboratory that serves the Delmarva Peninsula. The samples will be tested for the presence of various contaminants that have been pre-ordered. Testing results and Chain of Custody will be attached to the inspection report within 12hrs of receipt from the lab. The lab's estimated Turn Around Times (TAT) are listed below.
Packages have been created for the testing of well contaminants, commonly required by lenders. These packages can be added on to a full residential inspection during scheduling.
The contaminants that will be tested for each loan type are specified below. Before scheduling; Please check with your lender to ensure testing requirements will be fulfilled. If the testing of a specific contaminant is desired, please feel free to give us a call.

Rental inspections can be ordered by a landlord or tenant.
Move-out Inspections focus on documenting property damage or the lack thereof, that may have been caused by the tenant during their occupancy or move-out process. This inspection should occur within 1-5 days of the tenant vacating the property. These reports can be used by the landlord to explain the withholding of a security deposit, or by the tenant to request their security deposit be returned.
Move-in Inspections focus on the condition of the property before a tenant moves in. These reports can be used for the landlords records to compare and contrast conditions after the tenants have vacated the property. These reports can also be used by the tenants to prove they are returning the property to the landlord in the same condition that it was in when their occupancy began.
Rent Ready inspections are ordered by landlords for vacant properties, after any repairs or necessary cleaning has been performed by third party contractors. These reports provide peace of mind to ensure the property is in a habitable and presentable condition so that it may be listed and viewed by potential tenants.
Pre-Rental License Inspections are performed for potential landlords who are considering renting out their property. This type of inspection focuses on the necessary requirements in order for the client/future landlord to obtain a rental license.
Sight Unseen Investor Inspections are when the inspector acts as the eyes/boots on the ground for an out of town investor who is interested in restoring or renovating a property, to buy and hold, or resell.
This inspection is a full scope inspection but includes a GLA floor plan scan, and hundreds of overview photographs; capturing the interior, exterior and surroundings of the subject property. These properties are often in a state of disrepair or have been significantly neglected.
Note: A hazard fee will be applied if standing raw sewage, life threatening structural damage, significant animal/insect infestation, mold or fire damage is present. These types of conditions require PPE, such as contaminant/fume proof suits and respirators.
